How fast can you actually close?
Seven to fourteen days is typical once we have a signed agreement. In a hurry? We've closed faster. Need to wait for probate or family decisions? We'll wait as long as you need.
I don't have a survey. Is that a problem?
Nope. We work from county records and our own research. If closing requires a survey, that's our cost, not yours.
Do you buy mineral rights too?
We typically buy surface rights; mineral rights depend on the state and situation. Tell us what you own and we'll be straight about what we can include.
How do you come up with your offer price?
Comparable land sales nearby, adjusted for access, zoning, terrain, and any baggage like liens or back taxes. Want to see our math? Just ask — we'll show you.
How do I know your offer is fair?
We'll show you the comparable sales behind it — then go get a second opinion if you'd like. We'd rather you be confident than rushed.
Do you buy partial ownership interests?
Sometimes. It depends on the situation and the other owners. Reach out with the details and we'll give you a straight answer.
The title has issues. Is that a deal-breaker?
Usually not. Clouded titles, missing heirs, old judgments — our title partners resolve these regularly. We'll tell you upfront if something looks unfixable, but that's rare.
Are there any fees or commissions?
None on your side. No commission, no closing costs, no hidden deductions. The offer amount is what you receive (minus any payoffs like back taxes, which we'll itemize).
I inherited land in another state. Can you still buy it?
Absolutely — a large share of our deals are out-of-state inheritances. Everything can be handled remotely with electronic documents and a mobile notary if needed.
What happens at closing?
The title company draws up the deed and settlement statement, you sign (in person or electronically), and the wire hits your account. Simple, boring, done.
What paperwork do I need to provide?
Whatever you have — a tax bill, deed, or just the APN/parcel number. If you don't have any of that, give us the county and a rough location and we'll find it.
What kinds of land do you buy?
Pretty much all of it: vacant lots, acreage, farmland, timber, desert, mountain ground, city infill, inherited parcels, tax-delinquent stuff — coast to coast.
Several family members inherited the land together. Can you still buy it?
Yes, though all owners (or their authorized representatives) will need to sign. We've coordinated many multi-heir closings and can walk everyone through it.
